Hillcrest Behavioral Health, Salem, OR - Confidential -- CM/GC -- Expected Completion in 2024
The clients model is to treat both the body and the mind which is why this unique project involves classrooms, gymnasiums, wellness studios, walking trails and a swimming pool along with a kitchen, cafeteria, treatment rooms and patient living quarters. After construction is complete, this will become the premier destination for patients seeking both in-patient and out-patient substance abuse and behavioral health treatment.
Salem Public Works Operations Building, Salem, OR - $33M -- Progressive Design Build -- Expected Completion in 2023
The new 45,000 SF structure will allow critical Public Works departments to finally come together under one roof increasing productivity, collaboration and overall job satisfaction. This is the first of several phases of work to eventually completely rebuild the Salem Public Works Shops Campus.
Jefferson Health & Wellness Center, Madras, OR - $12M -- CM/GC -- Expected Completion in 2022
Constructed on the St. Charles Hospital Campus in Madras, this facility will increase health care offerings to many of Jefferson County's most vulnerable populations who historically have gone without preventative healthcare. Jefferson County Health Department and Mosaic Medical will occupy the new facility made possible through a State of Oregon matching grant and a generous land donation from the hospital.
CIVIC & POLICE & FIRE
Salem Police Station, Salem, OR - $80M -- CM/GC -- Completed in 2020
The Salem Police Station is the largest of its kind in Oregon and has aided the Department in keeping it's community safe. The 104,000, 3 story building features a wide open 3 story public lobby space with visible connections between the secure and non-secure areas of the building. A single story community room and lobby flanks the front entry where visitors find positive purpose for visiting.
SAIF Headquarters, Salem, OR - $110M -- CM/GC -- Completed in 2018
The reconstruction of the SAIF Headquarters Campus was a keystone project for our state. The primary structure known as the High Street Building was stripped down to the bones and rebuilt outside of the 100 year flood plain by abandoning the basement level and constructing a 98,000 SF addition totalling 183,000 SF. Lastly, the Parkway Building, connected by a skybridge to the High Street Building was reimagined to become the Health, Wellness and Conference Center.
TVF&R Station #65 & 68 Pre-Con, Beaverton, OR - $20M -- CM/GC -- Completed in 2014
Ricardo led the pre-con and estimating and buyout/purchasing efforts on behalf of the CM/GC. The project feature was two new fire stations on green-field sites.
NBFR Fire Station, Manzanita, OR - $10M -- CM/GC -- Completed in 2012
Ricardo led the pre-con and estimating and buyout/purchasing efforts on behalf of the CM/GC as well as led his construction team during the new construction project. The project feature was the new headquarters facility/fire station for Nehalem Bay Fire & Rescue.
Fairview Police Station & City Hall, Gresham, OR - $12M -- CM/GC -- Completed in 2001
Ricardo led the pre-con and estimating and buyout/purchasing efforts on behalf of the GC as well as led his construction team during the new construction project. The project was a green-field site development that housed the City of Fairview’s administrative, judicial and police department facilities.

Bridgeport Cinemas, Tigard, OR - $9M -- Private -- Completed in 2004
Ricardo led the pre-con and estimating and buyout/purchasing efforts on behalf of the GC as well as led his construction team during the new construction project. The project feature was a new 18 screen theater for Regal Cinemas in an existing upscale development.
Sherlock Building, Portland, OR - $13M -- Private -- Completed in 2013
Ricardo assembled the team and led the investigative and estimating effort of the existing wood framed historic structure, funneling the information back to the out of state design team for integration into a final set of design documents.
Gresham Station MOB, Gresham, OR - $14M – Private -- Completed in 2003
Ricardo led his team through the pre-con negotiations and estimating/buyout phase of the project. Additionally Ricardo led his out of state onsite team throughout construction and closeout of this new medical office building.
COURTROOM FACILITIES
Jefferson County Courthouse, Madras, OR - $21M -- CM/GC -- Completed in 2016
Compass was chosen by Jefferson County and Oregon Judicial Department to provide owner's representative services to manage the replacament of the aging existing courthouse. This keystone project was the first courthouse to be constructed in the State of Oregon under a state budget matching program. Project featured 3 new courtrooms, secure and seperated detention areas and circulation pathways, sallyport, OJD site administration space, Jefferson County District Attorney offices and space for an outside state agency.
Fairview City Hall & Municipal Court Facilities, Gresham, OR - $12M -- CM/GC -- Completed in 2001
Ricardo led the pre-con and estimating and buyout/purchasing efforts on behalf of the GC as well as led his construction team during the new construction project. The project was a green-field site development that housed the City of Fairview’s administrative, municpal court facilities and police department facilities.

CTE Center, Silverton HS, Silverton, OR - $5M -- CM/GC -- Completed in 2007
Using $5.2 Million in savings from Silverton HS, Ricardo helped bring the school districts vision of a Career Tech Education Center into reality where he led the estimating and buyout/purchasing efforts on behalf of the GC as well as led his team through the fast track construction project.
Career Tech Remodel CCC, McMinnville, OR - $2M -- CM/GC -- Completed in 2006
Ricardo led the estimating and buyout/purchasing efforts on behalf of the GC as well as led his team during the reconstruction project to house the Yamhill Campus Career Tech programs.
Valley Inquiry Charter School, Salem, OR - $1M -- Design-Build -- Completed in 2012
This volunteer/donation project was completed in 1 day but took months to plan. The school needed a new parent drop off road & Ricardo led the communication efforts as well as public engagement process. Ricardo also pulled together project partners to make the project happen at no cost to the school.
HIGHER EDUCATION
OSU McAlexander, Corvallis, OR - $3M -- Select List -- Completed in 2010
Ricardo assembled the onsite construction team & led the firms partnering, estimating and constructability efforts. The complete historic renovation of the McAlexander Fieldhouse completed with State of Oregon LEED Gold equivalency. Project transformed into an indoor student athletics facility.
Chemeketa CC Yamhill, McMinnville, OR - $12M -- CM/GC -- Completed in 2011
Ricardo led the preconstruction efforts on behalf of the CM/GC on this new 58,000 SF general classroom building. This was the keystone project for the McMinnville campus, so the project incorporated all student services functions and was completed meeting LEED Silver equivalency.
OSU Milam & Gilfillan Auditoriums, Corvallis, OR - $2M -- Select List -- Completed in 2011
Ricardo led the estimating and buyout/purchasing efforts on behalf of the GC as well as led his team during the reconstruction project. Project scope consisted of interior renovations to Milam Auditorium inclusive of repurposing of existing spaces.
HIGH SCHOOLS
Silverton High School, Silverton, OR - $42M -- CM/GC -- Completed in 2008
Ricardo’s early involvement as CM/GC was credited for creative and out of the box thinking to shave 9 months off of the construction schedule saving time and saving money. This occupied multi-phased addition/renovation was completed ahead of schedule and $5.2M under budget.
Central High School, Independence, OR - $41M -- CM/GC -- Completed in 2009
Ricardo facilitated the teambuilding process and guided the project team through the preconstruction phase as well as the construction phase. This $40M+ CM/GC project entailed a complete renovation and addition to an occupied campus facility.
Oregon City High School, Oregon City, OR - $44M -- CM/GC -- Completed in 2002
Ricardo managed the satellite office in Oregon City for this 27 month 323,000 addition/renovation to the Moss Campus. Key responsibilities included estimating, value engineering, constructability, procurement planning. Project featured classrooms, commons, gymnasium, theater, athletic fields, parking/bus areas.
MIDDLE SCHOOLS
Jefferson Middle School, Jefferson, OR - $18M -- CM/GC -- Completed in 2019
Construction of this replacement school for the Jefferson community was decades in the making. After many failed bond attempts, the district was able to secure a state matching grant which helped tip the scale of voters to say yes. Compass led the district to prioritize and construct all of its priority projects ahead of schedule and on budget.
Springville K-8, Beaverton, OR - $23M -- CM/GC -- Completed in 2008
Ricardo led the estimating and purchasing efforts prior to leading his team through the reconstruction project. Scope was a 74,000 SF K-8 school. Notable aspects include a concrete tilt-up cafeteria built with the purpose of later expanding into a full competition gym.
Straub Middle School, Salem, OR - $24M -- Design-Bid -- Completed in 2011
Ricardo led the estimating and buyout/purchasing efforts on behalf of the GC as well as led his team during the fast track construction project. This project was completed in the West hills of Salem over an 11 month construction period.

Kallapuya ES, Salem, OR - $14M -- Design-Bid -- Completed in 2011
Ricardo led the estimating and buyout/purchasing efforts on behalf of the GC as well as led his team during the fast track construction project. This project was completed in the West hills of Salem over an 11 month construction period.
Columbia Valley ES, Vancouver, WA - $13M -- Design/Bid -- Completed in 2005
Ricardo led the estimating and buyout/purchasing efforts on behalf of the GC as well as led his team during the new construction project. Project was a 63,000 SF new elementary school building.
McKinley Elementary School, Beaverton, OR - $10M -- CM/GC -- Completed in 2008
Ricardo led the pre-con efforts with heavy emphasis on exploration of the existing site conditions as well as the estimating/purchasing efforts prior to the 22,000 SF addition & reconstruction project. Scope included new admin area, kitchen/cafeteria, fire sprinkler and upgrade throughout the other 40,000 SF

South Salem High School, Salem, OR - $7M -- CM/GC -- Completed in 2010
Ricardo led the pre-con efforts with heavy emphasis on exploration of the existing site conditions. He also facilitated the estimating/purchasing efforts prior to leading his team through the intense renovation project. Scope included window replacement, plumbing, HVAC, Controls,Fire Alarm, flooring and paint.
Oregon City 2004 Projects, Oregon City, OR - $7M -- CM/GC -- Completed in 2004
Ricardo led the pre-con planning efforts for this complex multi-site project. The project featured renovations throughout 6 schools in the school district.

Kennison Field, Hermiston, OR - $6M -- CM/GC -- Completed in 2013
Ricardo led the pre-con, estimating, purchasing efforts prior to leading his construction team during the construction project. Project features included a new synthetic turf field, new running track, stadium seating for 2500 and a new 4 story tall concession stand/press box, donor seating and video booth.
OTSD Master Plan, Sandy HS, Sandy, OR - $7M -- Design/Bid -- Completed in 2012
Ricardo led the estimating and buyout/purchasing efforts on behalf of the GC as well as led his team the reconstruction projects.
Jackson Campus Field, Oregon City, OR - $4M -- CM/GC -- Completed in 2003
Ricardo led the pre-con planning efforts for this synthetic turf field project. The project featured removal of the old grass field and replacement with synthetic turf.
TRANSPORTATION & INFRASTRUCTURE
SAMT -Keizer Transit Center, Keizer, OR - $4M – Design-Bid -- Completed in 2013
Ricardo led the estimating and purchasing efforts prior to leading his team during the reconstruction project. Scope consisted of a new state of the art transportation facility including a 3,000 SF public facility and owner use facility plus 8 bus shelters, 2 bike shelters and green-field site development.
OMSI Site Improvements, Portland, OR - $8M -- Design/Bid -- Completed in 1997
Ricardo led the pre-con, estimating and purchasing efforts prior to leading his team during the site renovation project. The project included complete redesign of OMSI’s transportation thoroughfares including Tri-Met bus stops, public plaza gathering spaces, new parking lots, roads and sidewalks.
Spirit Mountain WWTP, Grand Rhonde, OR - $7M -- Private -- Completed in 1999
Ricardo led the pre-con and estimating and buyout/purchasing efforts on behalf of the GC as well as led his construction team during the new construction project. The project made it possible for Spirit Mountain Casino to treat all of its waste water onsite.
